Readers: The monthly Sun City Anthem Board of Directors meeting, held in the evening on February 23, was attended by 300 residents, 270 of whom came disguised as empty seats. It was an efficient meeting lasting less than 90 minutes, and there were no controversial items on the agenda. Consequently, this single article will cover the highlights of the meeting. All Board votes reported below were unanimous.
During his President’s Report, Board President Jim Long said that former Anthem View Restaurant tenant Fred Slark had returned two expensive pieces of equipment that were taken from the kitchen, and efforts are being made to recover additional missing items.
Construction Defects Litigation – The Association’s Construction Defects law firm has received the settlement payment on Independence Center, which will be forwarded next week. Mediation on the remainder of the litigation is scheduled for March 20.
Chartered Club Activities and Alcohol Policy - The Board approved the Community Lifestyle Committee’s recommendation for a revised Chartered Club Activities and Alcohol Policy. Editor’s Note: The revised policy is not available on the community website as of this date. It will be published in its entirety on this blog when it becomes available.
New Club – The Board voted to approve the Filipiniana Club, which will be Sun City Anthem’s 51st chartered club.
Annual Members Meeting – It was announced that the annual Members Meeting, at which the coming year’s budget is presented for ratification, will be at l:30 p.m. on Friday, November 16, 2012.
CLEO Design Project Final Report – The Board voted to approve CLEO’s final report and to approve a set of recommendations from the Properties & Grounds Committee for future design projects. When planning future projects, emphasis will be given to standard products, not expensive custom-made products, but they will be of commercial grade. Also, greater care will be taken for pre-purchase participation by clubs and resident facilities users when planning for chairs, tables, etc.
Restaurant Advisory Committee Temporary Suspension – The Board voted to approve the recommendation of the Restaurant Advisory Committee (RAC) to temporarily suspend is activities and meetings while a restaurant tenant is being sought. Since the RAC’s duties primarily involve interaction with the tenant, there is no tenant to work with at this time.
Approved Expenditure Requests -
- Purchase of Life Fitness Bicep Machines
- Liberty Center Shower Grab Bars - $3,096
- Chairs for Arts & Crafts Room - $883
- Custom Club Mailboxes, to be placed outside Activities Department, under lock & key, with slots for each club - $5,392.48
- Printing and mailing for Board election ballot packets - $6,359
- Contract with WTS International for services of tennis professional.
Two items for outdoor drinking fountains at the Anthem Center outdoor pool and sports courts were removed from the agenda due to concerns that the drinking fountains would become, among other things, “bird baths.” The Board may consider alternative solutions.
Restaurant Consultant Contract – Though a consultant has not yet been hired to assist in the search for a new restaurant tenant, the Board approved a maximum $25,000 expenditure for a contract. Board Treasurer Dan Forgeron, who is leading the restaurant task force, said this would allow the group to move forward without waiting until the March Board meeting to seek contract approval.
Forgeron said that seven established Las Vegas-area restaurant operators had contacted SCA and had been given tours of the premises, with some follow-up visits planned during the coming days.
Yellow Brass Class-Action Litigation – The Board voted to discontinue efforts directed at a class-action suit on behalf of homeowners affected by yellow brass plumbing defects. President Jim Long said the discontinuance was necessary because attorneys investigating the issue determined that there are too many different yellow brass problems to qualify for a class action. But the attorneys will be willing to consult with individual homeowners to see if representation on their claims is feasible.
Volunteer Appreciation Luncheon – The Board accepted a bid in the amount of $3,026.30 from a caterer for the annual volunteer appreciation luncheon.
David, thank you for this timely, excellent and detailed writeup.
I am especially appreciative of the updates on the restaurant status and the yellow brass class-action litigation.

David,
Your prepended editorial comment said much.
Sitting at the back, much like the little old lady who sits in the back pew to observe who arrives late, who leaves early, who sits with whom, and who's children misbehave, the crowd looked mainly to be the regulars, less at least half of them. So much for the sate required evening meeting.
I can hear it now. Nobody told me about what was happening with the restaurant. Nobody told me about dropping out of the yellow brass class-action litigation. Too many expect doorstep delivery. If the least effort is required on their part, it is perceived as board secrecy and lack of transparency. Even to read the president's report in the Spirit is asking too much of them.

John, I certainly agree with your comments.
Many in this community who complain about alleged secrecy, and wonder why they are not getting the facts, are simply unwilling to go read the information in the places where it is posted, such as on the community website and in the Spirit.
Ironically, it makes my job as a blogger easier, because I am able to deliver the information to my readers in an organized fashion, saving them the trouble.
When people tell me they view this blog as their "community newspaper," I take those comments to heart, and it motivates me to find ways to do even better.
